The Landlord hereby agrees to lease to the Resident, subject to the terms and conditions set forth in this agreement, a residential lot for the placement of a manufactured home.

The term of this Rental Agreement shall begin on and shall continue on a month-to-month basis. Either party may terminate this agreement by giving the other party at least thirty (30) days written notice prior to the desired termination date.

A late charge of $15.00 shall be assessed if rent is not received by the 10th day of the month. The Landlord may increase the rent with sixty (60) days written notice to the Resident.
The Resident shall not sublet the lot or assign this Rental Agreement without the prior written consent of the Landlord.
The Resident must observe all rules and regulations established by the Landlord for the community. By signing this agreement, the Resident confirms receipt of a copy of the current rules and regulations. Violations of the rules and regulations may result in termination of this Rental Agreement.
The lot shall be used for residential purposes only. The following persons shall be the only occupants of the manufactured home:

Additional Terms
Upon signing this agreement, the Resident shall deposit with the Landlord a security deposit in the amount of $ . The security deposit shall be returned to the Resident within thirty (30) days after termination of this agreement and vacation of the lot, provided the Resident has complied with all terms. The Landlord may apply the security deposit to any unpaid rent, damages beyond normal wear and tear, or other charges owed by the Resident.
A non-refundable pet fee of $ is required. The following pets are allowed: . The Resident must remove any pet within hours of notification by the Landlord if the pet is found to be in violation of community rules or creates a nuisance.
Upon termination of this agreement, the Resident shall vacate the lot, remove the manufactured home and all personal property, restore the lot to its original condition (normal wear and tear excepted), and notify the Landlord in writing of a forwarding address for the return of the security deposit.
If the Resident fails to pay rent when due, the Landlord may charge reasonable attorney fees and collection costs. The Landlord may also pursue Summary Ejectment proceedings in accordance with North Carolina law.
If the manufactured home appears to be vacant for thirty (30) consecutive days, the home shall be deemed abandoned. The Landlord may assert a storage lien on the home. The Resident shall have seven (7) days after receipt of written notice to provide an updated address and confirm continued occupancy or intent to remove the home.
The Resident shall not make any exterior alterations, additions, or improvements to the lot or manufactured home (including but not limited to decks, porches, fences, sheds, and carports) without the prior written consent of the Landlord. The Landlord shall have reasonable access to the lot for inspection and maintenance purposes.
The Resident shall pay all utility charges including but not limited to electric, gas, water, sewer, and trash collection. All utilities must be connected and in the Resident's name before occupancy.
The Resident must have title to the manufactured home placed on the lot. Proof of ownership may be required by the Landlord at any time during the tenancy.
The Landlord shall not be liable for any injury, loss, or damage to persons or property caused by the acts or omissions of other residents, their guests, or third parties. The Resident must report any personal injuries occurring on the premises in writing to the Landlord within five (5) days of the incident.
If the manufactured home or lot is damaged by fire caused by the Resident, the Resident's guests, or the Resident's negligence, the Resident shall be held liable for all damages. There shall be no abatement of rent during the period of repair unless the lot is rendered completely uninhabitable.
Delays in making repairs caused by circumstances beyond the Landlord's reasonable control (including but not limited to weather, supply shortages, and contractor availability) shall not constitute a breach of this agreement and shall not affect the Resident's obligations hereunder.
