The following rules and regulations are designed to maintain the aesthetic appearance and comfortable living environment of the property. All tenants, occupants, and guests are expected to comply with these rules at all times. Violations of any of the following rules and regulations may result in termination of the Lease Agreement.
Occupancy is limited to persons listed on the lease. No other persons may reside in the home for more than fourteen (14) consecutive days without prior written approval from the Landlord. Any additional occupants must complete a rental application and be approved by the Landlord.
Tenants must keep the Landlord informed of current phone numbers, email addresses, and emergency contact information at all times.
Smoking is prohibited inside the home or within twenty-five (25) feet of any entrance, window, or ventilation intake. This includes cigarettes, cigars, pipes, e-cigarettes, and vaping devices.
Decks, balconies, and patios must be kept clear of clutter and debris. Only barbecue grills, outdoor lawn furniture, and potted plants are permitted on these surfaces. No storage of personal items, trash, or household goods is allowed.
No sheets, blankets, newspapers, aluminum foil, or other non-standard materials may be used as window coverings. Blinds must remain in the down position when not in use. Any damaged or broken blinds must be replaced within twenty-four (24) hours at the Tenant's expense.
Satellite dishes and antennas may not be attached to or mounted on the building or any structure. Free-standing satellite dishes may be permitted with prior written approval from the Landlord.
All walkways, sidewalks, and entryways must be kept clear at all times. No personal belongings, furniture, or other items may be stored or placed in walkways.
All tenants and guests must respect the quiet enjoyment of neighboring residents. Noise must be kept to a minimum at all times. There is a zero tolerance policy for excessive noise between the hours of 10:00 PM and 8:00 AM.
Tenants must keep the interior and exterior of their home clean and sanitary at all times. No permanent changes, modifications, or alterations may be made to the property without the prior written permission of the Landlord.
Driveways and parking lots are to be used for the parking of vehicles only. No other use is permitted.
Vehicles must be parked in designated spaces only. All vehicles must be operational with current registration and insurance. No trailers, boats, recreational vehicles (RVs), or commercial vehicles may be parked on the premises without prior written approval. Vehicles parked in violation of this policy may be towed at the owner's expense.
All trash must be placed in tied bags and deposited in the appropriate receptacles with lids closed. No furniture, appliances, or large items may be placed in trash receptacles. Recycling must be sorted and placed in designated recycling bins in accordance with local regulations. Trash receptacles must be brought in promptly after pickup.
A lockout fee of $35.00 will be charged for lockouts occurring between 10:00 AM and 4:00 PM, Monday through Friday. After-hours lockouts may incur additional charges. Tenants may not change locks or add additional locks without the prior written consent of the Landlord.
Laundry facilities (if applicable) are available for use between 9:00 AM and 8:00 PM. No personal belongings may be left in the laundry area. Tenants must remove their laundry promptly upon completion.
No animals of any kind are permitted on the premises without prior written authorization from the Landlord and execution of a Pet Addendum.
No vehicle washing, oil changes, mechanical repairs, or maintenance of any kind may be performed on the premises.
Cooking must be done in the kitchen only. Outdoor barbecue grills are permitted in designated areas. No grease, oil, or food waste may be poured down any drain.
No possession, use, or storage of deadly weapons is permitted on the premises. This includes firearms, explosives, and any other items classified as deadly weapons under state or federal law.
All maintenance requests must be submitted in writing to the Landlord. Tenants shall be liable for any damage resulting from misuse, neglect, or abuse of the property, appliances, or fixtures.
Tenants must report any dripping faucets, leaking pipes, or running toilets immediately. Tenants shall be liable for any blockages or damage to the plumbing system caused by improper use, including flushing of inappropriate items.
There is a zero tolerance policy for vandalism and illegal activities. Any tenant, occupant, or guest found engaging in vandalism or illegal activities will be subject to criminal prosecution and immediate eviction proceedings.
No personal belongings, furniture, or other items may be stored or left in common areas including hallways, stairwells, lobbies, and shared outdoor spaces.
Tenants, occupants, and guests are not permitted on the roof of the building at any time for any reason.
The Landlord is not obligated to provide or replace window screens. Any screen repairs or replacements shall be at the Tenant's expense.
All carpets must be professionally cleaned at the Tenant's expense upon move-out. Proof of professional cleaning must be provided to the Landlord.
The Landlord reserves the right to conduct routine inspections of the property with proper notice as required by law. Inspections may be conducted to ensure compliance with the terms of the Lease Agreement and these Rules and Regulations.
